What a Del City plumber finds in post-war houses

Del City began as one builder's project. In 1946 George Epperly, a Capitol Hill home builder, bought 160 acres of county land at what is now SE 29th Street and Sunnylane Road. He used precut, subassembled housing units to hold down costs and speed construction, and the first house was ready in January 1947. About 200 families lived there by the summer of 1948, and residents voted to incorporate that October. The town later absorbed Carter Park in 1954 and Midway Village in 1963, and it annexed undeveloped land between itself and Tinker Air Force Base.

The Census numbers show how much of Del City went up in two decades. The American Community Survey counts about 9,700 housing units here, with roughly 2,550 built in the 1950s and nearly 3,000 in the 1960s. The median year built is 1964, compared with 1982 for Oklahoma City as a whole. About 7,900 units are detached single-family houses, and the rest range from duplexes to apartment buildings of 50 units or more.

For plumbing, that age is the whole story. Unless they have been replaced, houses from that era may still have galvanized supply pipe, a cast-iron drain stack and a clay or cast-iron sewer lateral. Homes that were updated in pieces can have copper, PEX and galvanized in the same wall, and the oldest section is usually the one that gives out first.

Del City water and sewer: a city-run system fed by Lake Thunderbird and wells

Del City runs its own water utility. Its most recent Consumer Confidence Report, covering 2024, lists Thunderbird Lake as a surface water source along with 12 groundwater wells. The lake connection goes back to 1964, when Del City joined Midwest City and Norman to fund the Little River Reservoir Project that created Lake Thunderbird.

The same report shows lead and copper sampling from 2020 to 2022 with a 90th percentile lead result of zero, though one sampled site tested above the action level. The city keeps a service line inventory you can ask about at 405-671-2871. If you want to know what your own line is made of, we can check it where it enters the house and talk through lead water service line replacement if it turns out to be lead or galvanized.

On the sewer side, the Public Works Department operates a wastewater treatment plant that treats wastewater from throughout Del City. When a drain backs up, the first question is whether the problem sits in your line or in the city's main. A sewer camera inspection answers that quickly and shows the condition of the pipe under your yard.

Freeze risk in Del City

Del City shares Oklahoma City's weather, and that includes sudden arctic outbreaks after mild weeks. On February 16, 2021, Oklahoma City hit minus 14°F, its second-lowest reading on record behind minus 17°F in 1899, according to the Oklahoma Climatological Survey. IBHS, citing University of Illinois research, treats 20°F as the alert threshold for pipe freezing in southern homes.

In a sixty-year-old house, the pipes to watch are the ones on north and west exterior walls, in the garage and in the attic. When the forecast drops below 20°F, drip those faucets, open the cabinet doors under sinks and disconnect garden hoses. If a line does freeze, our frozen pipe repair service thaws it safely and checks for splits before the water comes back.

Plumbing permits and inspections in Del City

Permits in Del City come from the Community Development Department's Permits and Inspections desk at 3701 SE 15th Street. The city uses one application for plumbing, electrical and mechanical permits, and it requires a contractor with a valid State of Oklahoma license. The desk is open 7:30 a.m. to 5:30 p.m. Monday through Thursday and until 11:30 a.m. on Friday. When a job needs a permit, we pull it with the city and schedule the inspection, so you are not the one chasing paperwork.

Emergency & Everyday Plumbing in Del City

24/7 Emergency Plumbing Services

A burst supply line or a sewer backup on a Sunday night in Del City gets a live answer from us at any hour. We walk you through finding the main shutoff while we head your way.

Drain Cleaning & Clogged Drain Repair

Kitchen and laundry drains in Del City's 1950s and 1960s houses have had decades to collect grease, lint and soap. We clear the clog, then tell you whether the line itself needs a closer look.

Toilet Repair & Installation

We fix running, rocking and weak-flushing toilets, and when we set a new one in an older Del City bathroom, we check the flange and the drain connection under it first so the new toilet sits tight.

Faucet & Sink Repair

Dripping kitchen faucets, loose bathroom handles and corroded shutoff valves under the sink are everyday calls in Del City homes. We repair what is worth repairing and replace what is worn out.

Garbage Disposal Repair & Replacement

A humming, jammed or leaking disposal in a Del City kitchen is usually a quick fix. If the unit is worn out, we install a new one and make sure the drain line below it runs clear.

Water Pressure Problems & Repair

Low pressure in an older Del City home can come from clogged galvanized pipe, a failing pressure regulator or a partly closed valve. We test the pressure at the hose bib and track down the cause.

Plumbing Fixture Installation & Replacement

Updating a Del City bathroom or kitchen? We install new sinks, faucets, tubs, showers and toilets, and we replace the old shutoff valves behind them while everything is already open.

Water Heater Services in Del City

Water Heater Repair

We repair pilot assemblies, thermocouples, gas valves, elements and leaking drain valves on the tank heaters found in Del City closets, garages and utility rooms. Same-day service is often available, winter included.

Water Heater Replacement & Installation

Once a Del City water heater leaks from the tank itself, replacement is the only real fix. We size the new heater to your household and connect the gas, venting and relief line to current code.

Tankless Water Heater Installation & Repair

Going tankless can free up a closet in a compact post-war floor plan. We confirm your gas line and venting can support the unit, install it, and come back to flush and descale it as minerals build up.

Hot Water Recirculation Pump Installation

Waiting at the far bathroom for hot water to arrive? A recirculation pump keeps hot water close to the fixtures in a Del City home, and many systems can be added under a sink without opening walls.

Leak Detection, Water Lines & Repiping in Del City

Slab Leak Detection & Repair

A warm spot on the floor, the sound of running water with every tap closed or a water bill that jumps for no reason can point to a slab leak in a Del City home. We pinpoint it before choosing a spot repair or reroute.

Water Leak Detection & Repair

Because Del City runs its own water system, your meter is the first tool we use. If it creeps with everything shut off, we trace the leak with acoustic and pressure testing, including underground leaks in the yard.

Water Line Repair & Replacement

The underground line from the meter to a Del City house may be original galvanized, copper or newer plastic. When it leaks or loses pressure, we repair the break or replace the whole run from the meter to the house.

Whole-House Repiping

Rusty water and weak pressure in a post-war Del City home often point to galvanized pipe that has closed up inside. Whole-house repiping with PEX or copper replaces it in one planned project instead of a string of emergencies.

Lead Water Service Line Replacement

Del City keeps a service line inventory you can ask about at 405-671-2871. If the line at your house turns out to be lead or galvanized, we replace it from the meter to the home.

Smart Water Shutoff Valve Installation

A smart shutoff valve watches your water flow and closes the main when it senses a leak. It is a strong safeguard for a Del City home that sits empty during work trips, long trips or travel.

Sewer & Drain Line Services in Del City

Sewer Line Repair & Replacement

Unless it has been replaced, the sewer lateral under a Del City yard is as old as the house, and with a median year built of 1964 that is often sixty years or more. We repair or replace failing sections.

Hydro Jetting

Decades of kitchen grease and root growth in an older Del City sewer line can bring a clog back days after basic snaking. Hydro jetting scours the pipe wall clean so the line flows at full diameter again.

Sewer Camera Inspection

Buying a 1950s or 1960s house in Del City? A sewer scope before closing shows the condition of the lateral, including roots, offsets and bellies, so you know what you are buying. We walk you through the footage.

Trenchless Sewer Repair & Replacement

When a driveway, patio or mature tree sits over your Del City sewer lateral, trenchless repair and pipe bursting can replace the line through small access pits instead of a long open trench.

Cast-Iron Sewer Pipe Descaling

Cast-iron drain lines from the 1950s and 1960s build up rust scale that narrows the pipe and snags waste. Descaling restores the inside diameter of a Del City cast-iron line and can delay a full replacement.

Sewer Root Removal

Roots find the joints in old sewer lines, especially in established Del City yards. We cut them out, jet the line clean and show you on camera whether the pipe needs a lasting repair.

Main Sewer Cleanout Installation

If your Del City house has no accessible outdoor cleanout, every main line clog has to be cleared through a toilet or a roof vent. We install a main sewer cleanout so future service is quick and clean.

Sewer Odor Detection & Repair

A sewer smell in a Del City house can come from a dry trap, a cracked vent, a failed wax ring or a broken drain line. We use smoke and camera testing to find the exact source.

Winter Freeze Protection & Repair in Del City

Burst Pipe Repair

When a pipe splits in a Del City wall or attic, we stop the water, cut out the damaged section and replace it. If a freeze caused the break, we check the rest of that run for hidden cracks before we leave.

Frozen Pipe Repair & Thawing

Pipes on outside walls, in garages and in attics are the usual trouble spots in older Del City houses. We thaw frozen lines with controlled heat, never an open flame, and look for splits before the water comes back on.

Plumbing Winterization

Before the next hard freeze, we insulate exposed pipes in Del City garages, attics and crawl areas, seal drafty wall penetrations and show you where your main shutoff is. We also winterize homes left empty for the season.

Outdoor Faucet & Hose Bib Freeze Repair

An old-style hose bib on an outside wall can freeze and split inside the wall where you cannot see it. We replace them with frost-free hose bibs so a Del City spring does not start with a hidden leak.

Sprinkler System Winterization

Lawn sprinkler systems in Del City need the backflow preventer drained and protected before a freeze. We winterize the system and repair preventers that cracked during a cold snap.

Gas, Water Quality & Specialty Plumbing in Del City

Gas Line Repair & Installation

If you smell gas, get everyone outside and call your gas utility from there. After that, we locate and repair leaks on Del City house gas piping, pressure test the system and add lines for new appliances.

Whole-House Water Filtration Installation

Del City water comes from Lake Thunderbird and city wells. If you want to reduce chlorine taste or add filtered drinking water, we install whole-house filters and under-sink reverse osmosis systems.

Backflow Testing & Certification

If your Del City business or irrigation system has a backflow assembly, we test and certify it, repair worn parts on irrigation backflow preventers and replace assemblies that fail.

Outdoor Gas Line Installation (BBQ, Fire Pit, Outdoor Kitchen)

Adding a grill, fire pit or outdoor kitchen to a Del City backyard? We run a properly sized gas line, bury it at the right depth and pressure test it before you light anything.

Walk-In Tub Plumbing Installation

Planning to age in place in a long-time Del City home? We handle the plumbing for walk-in tubs, including supply lines, a fast-draining connection and the hot water capacity the tub needs to fill.

Septic Plumbing & Pressure Tank Repair

Del City runs its own water and sewer systems, so septic work inside town is rare. If you own rural property outside town with a septic system or a well pressure tank, we repair those too.

Commercial Plumbing in Del City

Commercial Drain Cleaning

Restaurants and shops in Del City deal with grease in floor drains and kitchen lines. We clean commercial drains and jet restaurant grease lines, after closing if that keeps your doors open.

Commercial Plumbing Maintenance

Apartment complexes, offices and stores in Del City run better on scheduled plumbing maintenance: water heater service, drain jetting, fixture repairs and backflow testing on one plan.

Why Del City calls us

Since 1985

Experience with Del City's post-war plumbing

More than 40 years in the plumbing trade, going back to 1985, means the post-war piping in Del City homes is something we know well before we open a wall. That is four decades of opening up houses from the 1950s and 1960s, where galvanized supply lines, cast-iron drains and patchwork repairs from earlier owners all meet in the same wall. We tell you which parts of the system still have life in them and which ones are due, so you can plan the work and budget for it instead of reacting to the next leak. The right repairs can keep a well-built older house going for decades.

24/7

A live answer at any hour

Sewer backups and burst pipes do not keep business hours, and neither do we. We answer nights, weekends and holidays, and we start every call by telling you what to shut off so the damage stops while we are on the way. Same-day service is often available for Del City calls, and we come prepared with the fittings older homes tend to need, from galvanized transition couplings to new water heater connectors and shutoff valves. That way a broken pipe at midnight becomes a working pipe in one trip whenever possible.

What our customers say

4.9 out of 5 from 88 Google reviews

These guys were great! A breath of fresh air from the usual contractor/service. They cared about fixing the problem not how much they can charge. I had a same day service need, leak in between floors, the day before a trip. They came out same day and presented multiple solutions as well as keen explanations.

Del City plumbing questions

Where does Del City's tap water come from?

Del City operates its own water system. Its Consumer Confidence Report covering 2024 lists Thunderbird Lake as a surface water source along with 12 groundwater wells. Questions about your bill, your meter or a water main break go to the city. Everything on the house side of the meter, from the buried service line to the faucets, is work we handle, including leaks, low pressure, water heater trouble and fixture repairs. If water pools at the meter box itself, call the city first.

Do I need a permit for plumbing work in Del City?

Many plumbing jobs do, and Del City issues them through the Community Development Department's Permits and Inspections desk at 3701 SE 15th Street. The city uses a combined plumbing, electrical and mechanical permit application and requires a contractor who holds a valid State of Oklahoma license. When your job needs a permit, we pull it with the city and set up the inspection, so the work is documented if you ever sell the house. Skipping a required permit can cause trouble at closing.

My Del City house was built in the 1950s. What should I have checked?

Start with the pipes you cannot see. Galvanized supply lines narrow with rust over the decades, which shows up as low pressure or brown water. Cast-iron and clay sewer laterals crack, sag or let roots in, which shows up as slow drains or repeat backups. A sewer camera inspection and a pressure test tell you a lot in one visit. With a median year built of 1964 in Del City, these checks apply to most homes in town, and they are much easier to schedule than a surprise excavation.

Is there lead pipe in Del City's water system?

Del City's 2024 water quality report shows lead sampling from 2020 to 2022 with a 90th percentile result of zero, although one sampled site tested above the action level. The city maintains a service line inventory, and you can ask about your address by calling 405-671-2871. If you are not sure about the pipe entering your own house, we can look at it, tell you what it is made of and replace it if it needs to go. Until then, run the cold tap briefly before drinking.

How do I protect my pipes during a Del City freeze?

When the forecast drops below 20°F, the IBHS alert threshold for southern homes, drip the faucets on outside walls, open the cabinet doors under sinks, keep the thermostat steady overnight and disconnect garden hoses. Find your main shutoff before winter arrives. In February 2021 Oklahoma City fell to minus 14°F, cold enough to freeze lines that had never frozen before. If you lose water during a freeze, shut off the main at the first sign of a leak and call us.
