Commercial Plumbing Maintenance in Oklahoma City, OK

Commercial plumbing maintenance in Oklahoma City turns surprise shutdowns into scheduled work. Instead of waiting for a flooded restroom or a cold water heater on a Monday morning, we check your building's plumbing on a set schedule, fix small problems while they are small and keep a record of what we found. That usually means fewer emergency calls and less downtime for tenants and customers.

What's included in our commercial plumbing maintenance in Oklahoma City

Commercial plumbing maintenance comes down to a schedule, a checklist and a record. We build all three around your building, then show up when we said we would. Every plan includes:

  • A first walkthrough. We map shutoff valves, cleanouts, water heaters, backflow assemblies, grease interceptors and floor drains, and note anything already failing.
  • A written checklist. Tailored to your fixtures, equipment and use, from a single office suite to a full-service restaurant.
  • Scheduled visits. Set around your hours, with seasonal items like freeze checks added when they matter.
  • Small repairs on the spot. Running flush valves, dripping faucets and weeping valves fixed during the visit when you approve them.
  • Written findings. What we checked, what we fixed and what to budget for next, for your files or your owner.

Signs your building is overdue for plumbing maintenance

  • Toilets or urinals that run, double-flush or need constant handle jiggling
  • Faucets dripping in restrooms or break rooms
  • Water bills creeping up without a change in occupancy
  • Floor drains that smell like sewer or pool water
  • Water heaters that run out of hot water sooner than they used to
  • Nobody on staff knows where the main shutoff or sewer cleanout is

Small leaks add up in buildings with many fixtures. EPA WaterSense notes that a faucet dripping once per second can waste more than 3,000 gallons a year, and a worn toilet flapper can silently leak thousands of gallons a year. Multiply that by a restroom group and the numbers get real, which is why commercial plumbing maintenance starts with finding the small leaks.

What we check on a commercial maintenance visit

Restrooms and fixtures

Flush valves, flappers, faucets, supply stops and carriers. We fix leaks and loose fixtures before they turn into water damage or a closed restroom.

Water heaters

Relief valves, venting, connections and sediment, plus a look at age and condition so a water heater replacement can be planned instead of rushed.

Backflow assemblies

We track test dates and coordinate the annual backflow testing the plumbing code requires for testable assemblies.

Drains, grease lines and floor drains

We watch how fast grease lines load up, check trap seals in floor drains and set a schedule for commercial drain cleaning based on what the lines actually need.

Valves, exposed piping and the main sewer

Shutoffs get exercised and labeled, exposed piping is checked for leaks and freeze risk, and the main sewer line gets periodic camera checks.

Our commercial plumbing maintenance process

  1. Walk the building. We inventory fixtures and equipment and locate every shutoff and cleanout.
  2. Build the checklist. You approve a list and a visit schedule that fits your use and budget.
  3. Visit on schedule. Each visit works through the checklist with minimal disruption.
  4. Fix the small stuff. Approved minor repairs are done on the spot.
  5. Report. You get written findings and a list of items to plan for.
  6. Adjust. We tighten or loosen the schedule based on what each visit shows.

What affects the cost of a commercial maintenance plan

We price the plan after the walkthrough. The main factors:

  • Building size and fixture count. More restrooms and kitchens mean longer visits.
  • Visit frequency. Busy kitchens may need more frequent visits than offices.
  • Equipment. Water heaters, backflow assemblies and interceptors each add checklist items.
  • Repairs. Larger repairs found on a visit are quoted separately before work starts.

Financing is available for larger repairs and replacements.

Commercial plumbing in Oklahoma City: local factors and rules

Water use in commercial buildings is a big deal. EPA WaterSense says the commercial and institutional sector is the second largest user of public water supplies in the U.S., at 17 percent of withdrawals, and in restaurants the kitchen alone can account for nearly half of a facility's water use.

Oklahoma City adds its own considerations. The City's design manual says the private sewer line from a building to the public main is owned by someone other than the City, and that the double check valve on a private fire hydrant line must be owned and maintained by the property owner. The City also names disposable wipes as one of the biggest causes of sewer main backups, a real issue in apartment buildings. And the weather can turn fast: Oklahoma City hit minus 14°F on February 16, 2021, according to the Oklahoma Climatological Survey, which is why exposed piping and backflow assemblies get freeze checks before winter. Local, licensed and insured

Why Oklahoma City chooses us for commercial plumbing maintenance

Licensed

One licensed contact for the whole building

Property managers juggle enough vendors. Our licensed, insured team covers restrooms, kitchens, water heaters, drains, sewer lines and backflow assemblies under one plan. You get one phone number, one set of records and one team that learns your building, instead of a different stranger every time something breaks. We handle residential and commercial plumbing, so mixed-use buildings are covered too.

24/7

Emergencies still get answered

Maintenance cuts down on emergencies, but it does not end them. We answer 24/7, nights, weekends and holidays included, and maintenance customers get a team that already knows where the shutoffs, cleanouts and water heaters are. That shaves real time off a midnight leak, because nobody has to hunt for the main valve while water runs across the floor. You talk to a plumber, not a message service.

Since 1985

Experience you can check

Our plumbing experience goes back to 1985, and the company has served Oklahoma City since 2013. Our customers rate us 4.9 stars across 88 Google reviews. On a maintenance plan, that experience shows up in what we catch early: a flush valve starting to run, a water heater relief valve weeping, or a grease line that is filling faster than it should.

What our customers say

These guys were great! A breath of fresh air from the usual contractor/service. They cared about fixing the problem not how much they can charge. I had a same day service need, leak in between floors, the day before a trip. They came out same day and presented multiple solutions as well as keen explanations.

Mr. Robert has amazing customer service and work ethic. He fixed our toilet very quickly and explained everything that he was doing, and even showed us the finished product. Awesome work!

After having issues with my bathroom and kitchen plumbing for a few days, I contacted Plumber Oklahoma City, OK Plumbing & Repair this morning. He told me he was very busy, but would work to schedule our repair in with his team.

Commercial Plumbing Maintenance questions, answered

What does a commercial plumbing maintenance visit include?

A typical visit covers restroom fixtures and flush valves, faucets and supply stops, water heaters, exposed piping and shutoff valves, floor drains and trap seals, and the main drain and grease lines where they apply. We also track backflow assembly test dates. The exact checklist is built around your building, and you get written findings after each visit.

How often should a commercial building have plumbing maintenance?

It depends on the building and how hard it is used. A busy restaurant kitchen needs more frequent drain and grease line attention than a small office. Many buildings do well with a quarterly or twice-yearly check, plus the annual backflow test where assemblies are installed. We set the schedule after a first walkthrough and adjust it from what we find.

Do commercial backflow preventers have to be tested every year?

Under the International Plumbing Code as adopted in Oklahoma, testable backflow assemblies must be tested when installed, after repairs or relocation, and at least once a year. Water utilities commonly require the results on file as well. We can put your assemblies on the maintenance calendar so a test date is never missed.

Who is responsible for the sewer line from our building?

In Oklahoma City, the private wastewater service line from the building to the public main is owned by someone other than the City, regardless of its size. City crews repair the City's mains, but repairs and cleanup on the private line belong to the property owner. Periodic camera checks of the main line help catch a problem before it becomes a backup.

Can maintenance be scheduled outside business hours?

Yes. We work around your hours, including early mornings, evenings and weekends, so restrooms and kitchens are not out of service while you are open. Because we answer 24/7, the same team that handles your scheduled maintenance is the one you call when something fails at night, and they already know the building.
