What February 2021 taught Edmond homeowners

The Oklahoma Mesonet called February 15, 2021 the coldest day statewide since at least 1915, with an average of minus 0.7°F across Oklahoma. The next day every one of its 120 stations dropped below zero, and Oklahoma City bottomed out at minus 14°F. In the middle of that stretch, Edmond Electric asked customers to conserve as much electricity and natural gas as they could for at least 48 hours, and suggested setting thermostats lower than usual, as the regional power grid hit an emergency.

That request made sense for the grid and was hard on plumbing. A house that is a few degrees cooler inside leaves the attic, the garage and the back of a cabinet on an outside wall a lot colder than that. Those are the spots where pipes burst. The next time a utility asks you to turn the heat down in a hard freeze, open the cabinet doors on exterior walls, drip the faucets on those walls and keep the garage door shut.

Where pipes burst in Edmond homes

Roughly 4 in 10 Edmond homes have been built since 2000, according to Census estimates. In the two-story houses among them, supply lines often run through the attic, over the garage and into bonus rooms, where a pipe can be separated from the cold by little more than a layer of insulation. Older homes near downtown and UCO add a different risk: crawlspaces open to cold air and aging galvanized pipe that can burst from corrosion as well as ice. On acreage properties, lines to shops, barns and yard hydrants are exposed for long stretches.

The damage adds up fast. According to IBHS, even a 1/8-inch crack can pour out upward of 250 gallons in 24 hours, and a pipe that splits open lets go of far more.

Emergency burst pipe repair: what we do

  1. Shut off and drain. Main valve closed, lines drained, power off to any wet area.
  2. Find every split. We repressurize section by section, because ice often damages more than one spot.
  3. Repair the pipe. We cut out the damaged section and install new pipe and fittings, supported properly so the repair does not sag or rub.
  4. Restore water slowly. We bring pressure back gradually and watch every fitting we touched.
  5. Document it. Photos and a written description for your insurance adjuster.

Emergency water leak repair after freezing

Not every freeze-damaged pipe bursts on the coldest night. Many leaks show up hours or days after the thaw, when a pushed fitting or a hairline split finally gives way. After a cold snap, check your water meter with everything off, look for new ceiling stains below attic runs, and test outdoor hose bibs, ice maker lines and your sprinkler backflow preventer. If something is dripping, shut the water off at the main and call. We handle these post-freeze leaks the same way we handle a burst, as an emergency.

Why Edmond calls us for burst pipe repair

24/7

Stop the water first

A burst pipe is measured in gallons per minute, so the first thing we do on the phone is get your main shut off. We answer 24/7, including the worst nights of an Edmond cold snap, and we move fast on emergencies. When we arrive, we make the house safe, find every split, and repair the line so you can turn the water back on with confidence.

Since 1985

Repairs built for the next freeze

Our plumbing experience with freeze damage goes back to 1985, through every major Oklahoma cold outbreak since. A quick patch on a split pipe often fails at the next cold snap, so we remove the whole damaged run, hang new pipe on solid supports, and figure out why it froze. Then we recommend the change, such as insulation, sealing a draft or rerouting the line, that keeps it from happening again.

4.9★

Clear records for your claim

Burst pipes usually mean an insurance claim, and adjusters want details. We photograph the damage and the repair and give you a written description of what failed and what we replaced. Our customers rate us 4.9 stars from 88 Google reviews for how we handle these stressful calls, and financing is available when the repair, or the work to keep it from happening again, runs larger than expected.

These guys were great! A breath of fresh air from the usual contractor/service. They cared about fixing the problem not how much they can charge. I had a same day service need, leak in between floors, the day before a trip. They came out same day and presented multiple solutions as well as keen explanations.

Burst Pipe Repair in Edmond: common questions

What should I do first when a pipe bursts in my Edmond home?

Close the main shutoff. In many Edmond slab homes it is in the garage, a utility closet or near the water heater, and the curb valve in the meter box works as a backup. Then turn off power to any wet area, open a faucet at the lowest point of the house to drain the lines, move valuables away from the water and call us.

Should I turn my heat down if Edmond Electric asks customers to conserve during a freeze?

Do what you safely can to help, but protect the plumbing while you do it. Keep the house heated enough that rooms with pipes stay well above freezing, open cabinet doors on exterior walls, drip faucets on those walls, keep the garage door closed and shut off and drain outdoor hose bibs. Saving power by letting the attic or garage drop is how pipes split.
